Highland Lakes Real Estate Broker – Robbie English

There’s a real difference between a real estate agent and a real estate broker, and it’s not just seniority. In Texas, a broker holds a separate license than a sales agent, carries legal responsibility for the transactions and agents under them, and has the authority to run their own brokerage rather than working under someone else’s. In a region spread across ten towns and four lakes, that oversight authority matters more than it would in a single small town, because more can vary from one transaction to the next: different city rules, different HOA and POA structures, different lake authorities.

I’m Robbie English, Managing Broker and Designated REALTOR® for Uncommon Highland Lakes Realty, and I hold that responsibility across all ten Highland Lakes towns: Marble Falls, Horseshoe Bay, Kingsland, Granite Shoals, Cottonwood Shores, Burnet, Sunrise Beach Village, Meadowlakes, Highland Haven, and Sherwood Shores.

What “Broker” Actually Changes

As Designated Broker, I’m the one legally accountable for every transaction that runs through Uncommon Highland Lakes Realty, not just the ones I personally handle. That includes making sure contracts are correct, disclosures are handled properly, and escrow and trust funds are managed the way Texas law requires. An agent working under a broker elsewhere is still relying on someone else’s oversight; here, the broker’s oversight and the person you’re actually working with are the same.

Why That Matters More Across Ten Towns

Every Highland Lakes town runs its own rules on top of the state and county baseline. Waterfront lots on Lake LBJ deal with dock permitting through the Lower Colorado River Authority, since LCRA controls the shoreline and issues permits for docks, boathouses, and bulkheads on its lakes. A gated community like Horseshoe Bay or Meadowlakes layers its own HOA or POA covenants on top of that. Burnet, as the inland county seat, deals with none of the lake permitting but has its own zoning and platting rules for new construction. Getting any one of those wrong can delay or derail a closing. A broker who only operates in one of the ten towns has only had to learn one version of these rules; running transactions across all ten means staying current on all of them at once, which is the actual job.

Complex Transactions Benefit Most

The broker-level difference shows up most clearly in the transactions that don’t go smoothly on their own: a waterfront sale with a disputed dock permit, an estate sale involving heirs in different states, a new-construction contract with a builder, or a deal that needs to close across a jurisdiction boundary. Those situations call for someone who can make binding decisions on the spot rather than escalating to a broker somewhere else who doesn’t know the property or the town.
