Horseshoe Bay Homes Not Sold – Now What?

An expired listing in Horseshoe Bay isn’t the same problem as a listing that’s just been slow this month. Once your listing agreement runs out or gets withdrawn, you’re released from that contract and starting fresh, which is actually an advantage if you use it to figure out what went wrong before relisting. What an Expired Listing Actually Tells You

Once your exclusive right-to-sell agreement expires, you owe nothing to your previous agent or brokerage, and you’re free to relist with anyone, or to pause entirely. Before doing either, it’s worth doing an honest postmortem: what did the showing feedback actually say, did the price get adjusted in response to real market signals or just because time was passing, and did the marketing ever change or did the same photos and listing copy sit there for months.

Pricing History Matters More Than People Think

In Horseshoe Bay’s market, where housing splits into distinct categories, guard-gated waterfront on Applehead Island, golf-course homes near Summit Rock and the resort’s Slick Rock, Ram Rock, and Apple Rock courses, and off-water homes outside the gates, an expired listing often started out priced against the wrong comp set for its category. If a golf-course home got priced like a waterfront property, or vice versa, buyers who know the market simply passed it by, no matter how many price cuts followed. I pull actual closed sales in your specific category before proposing a relaunch price, not just a percentage reduction off the old number.

Marketing and Presentation Get a Full Review

Horseshoe Bay’s buyer pool is heavily made up of second-home owners, retirees, and out-of-state relocations connected to the resort, and they’re shopping from photos and video before ever scheduling a showing. If your listing’s photography, staging, or description didn’t clearly show off water access, golf course proximity, or whatever your home’s actual selling points are, that’s often a bigger factor in an expired listing than price alone. Before we relist, we rebuild that presentation from scratch rather than reusing what didn’t work.

Timing the Relaunch
