Horseshoe Bay Real Estate Agent – Robbie English

Most people who come to me looking for a Horseshoe Bay real estate agent already know they like the area. What they usually don’t know yet is how different the neighborhoods actually are from each other, and how much that should shape where they end up buying. I’m Robbie English, Broker and REALTOR at Uncommon Highland Lakes Realty, and as a buyer’s agent, most of my early conversations with clients are less about financing and more about which part of Horseshoe Bay actually fits how they plan to live.

Horseshoe Bay Isn’t One Market, It’s Several

Horseshoe Bay grew up around Horseshoe Bay Resort on the south shore of Lake LBJ, and the neighborhoods that came out of that development are genuinely different products, not just different price points on the same house.

Applehead Island is guard-gated with deep-water Lake LBJ access, and it’s where you’ll find the highest concentration of luxury waterfront estates in the area, generally $2 million and up. Summit Rock is an elevated gated golf community built around Hill Country and lake views rather than direct water access, which draws buyers who want privacy and scenery without the waterfront price tag or the boat. The resort’s championship golf courses, Slick Rock, Ram Rock, and Apple Rock, along with Summit Rock’s own course, anchor several neighborhoods where homes back up to fairways and buyers get resort amenity access at a more accessible price point than the gated waterfront communities. And then there are off-water, non-gated homes outside the resort footprint that trade the amenities for lower carrying costs.

None of that is obvious from a listing photo. It’s the kind of thing I walk through with buyers before we even start touring, because picking the wrong category can mean paying for amenities you won’t use or missing water access you actually wanted.

What to Check Before You Fall in Love with a House

There are roughly two dozen separate homeowners associations across the Horseshoe Bay zip code, and each one has its own resale certificate, dues, and rules, covering things like golf cart access, boat dock specs, and exterior standards. As your buyer’s agent, part of my job is pulling and reviewing that resale certificate before you’re locked into a contract, not after, so you know exactly what you’re buying into.

If you’re looking at waterfront, it’s worth knowing that Lake LBJ is unusual among the Highland Lakes because it’s held at a constant level year-round instead of rising and falling with rainfall and downstream releases. That affects how docks are permitted, through the LCRA rather than the city, and how a waterfront survey should be read. I walk buyers through that before they get attached to a specific dock or boathouse setup.

Who Actually Buys in Horseshoe Bay

This is largely a second-home, retirement, and relocation market rather than a typical move-up-buyer suburb, and showing activity tends to track the lake recreation season and the resort’s golf calendar. That affects timing: inventory and buyer competition both shift depending on when in the year you’re shopping, and I’ll tell you honestly if a slower season works in your favor or against you.

Negotiating From the Buyer’s Side

Once we’ve found the right property, my job shifts to representing your interests specifically, not the seller’s and not the transaction generically. That means an honest read on whether the asking price reflects current comps for that neighborhood category, structuring an offer that actually competes if it’s a desirable listing, and making sure inspection findings, HOA disclosures, and survey issues get resolved in your favor before closing rather than glossed over to keep the deal moving.
