Applehead Island is an 80-acre gated island on the south shore of Lake LBJ in Horseshoe Bay, connected to the mainland by a single bridge with a 24-hour manned guardhouse. It carries the deep-water, waterfront-estate side of Horseshoe Bay’s two well-known named communities. Summit Rock is the golf-and-elevation side. Homes on the island are custom-built, most in a Mediterranean style, and the island is largely built out, so available lots are limited.

Recent listings on Applehead Island have ranged from island lots priced in the high six figures to finished estate homes listed well above $9 million, according to Texas Land and Lake and HSB Sales. Texas is a non-disclosure state, so closed sale prices aren’t public record. Any figure you see is an asking price, not a confirmed sale price.
A Single Bridge, One Gate, and Its Own HOA
Applehead Island is governed by its own property owners association, the Applehead Island Property Owners Association, which is separate from the City of Horseshoe Bay and from Horseshoe Bay Resort. The POA runs the guardhouse and the single bridge entry point, maintains the island’s private streets and common areas, and enforces architectural review through the HSB Architectural Control Committee. We haven’t been able to verify current HOA dues from public sources, so ask for the resale certificate on any specific listing rather than assuming a number.
Deep Water vs. Open Water, and What’s Not Included
Homesites on the island range from protected deep-water canals to open-water lots facing the main body of Lake LBJ, and waterfront properties can include private docks and boathouses, subject to LCRA shoreline permitting. Owning a home on Applehead Island does not include golf or resort club privileges. Horseshoe Bay Resort’s golf, marina, and club amenities require a separate membership application, so confirm access before assuming it comes with the address.
