Scarlet Oaks is one of Cottonwood Shores’s older, more established pockets: a grid of small streets (Oak, Magnolia, Maple, Pecan, Birch, Dogwood, Aspen, Fir, and Cypress Lanes) built out with modest, wooded lots rather than a single planned development. It’s a good example of the small-lake-lot character that shaped a lot of Cottonwood Shores before the town incorporated.

Homes in Scarlet Oaks tend to run smaller than in Castle Terrace, roughly 1,250 to 1,700 square feet, generally three bedrooms and two baths, with recent listings priced from around $229,500 to $325,000. Vacant lots have also traded here, generally in the $30,000–$38,000 range, which makes this one of the more accessible entry points into Cottonwood Shores if you’re looking to build rather than buy an existing home.

Because this area filled in gradually rather than through one developer, you’ll see more variation in home age, size, and finish-out than in a subdivision built all at once. We haven’t found a recorded HOA or deed restrictions tied specifically to Scarlet Oaks, so confirm that directly before you buy, since restrictions can exist even where they aren’t widely advertised.
