A Deed-Restricted Community With Its Own POA
Sherwood Shores III Property Owners Association has been on file since 1964, with a Certificate of Incorporation, by-laws, and recorded deed restrictions covering the subdivision. An Architectural Review Authority, required under Texas Property Code Sec. 209.00505, reviews improvements and enforces those restrictions — things like overgrown lots, junk vehicles and boats, and deteriorating structures. The board meets quarterly (the second Saturday of January, April, and July) plus an annual meeting each October, and keeps an email list for agendas and announcements. Assessment fees are billed annually and due January 1st; the POA doesn’t publish a set dues amount, so ask for the current figure directly if you’re looking at a specific property here.
Lake Access and Utilities
Members in good standing on dues get access to the association’s Waterfront Park, which has a private dock and pier system on Lake LBJ — access is by key, and keys are reissued when dues are current. Water service in Sherwood Shores III comes from the City of Granite Shoals, and Burnet County handles E-911 addressing for the subdivision, both worth confirming on any specific lot before you buy.
