Sunrise Beach Village Realtor – Robbie English

Not every real estate license comes with the word REALTOR® attached, and the difference isn’t just branding. REALTOR® is a trademarked term that only applies to members of the National Association of REALTORS® who’ve agreed to hold themselves to NAR’s Code of Ethics — a set of professional standards that goes beyond what Texas requires for a basic real estate license. If you’re choosing someone to represent you in Sunrise Beach Village, that distinction is worth actually understanding, not just skimming past.

I’m Robbie English, Managing Broker and Designated REALTOR® for Uncommon Highland Lakes Realty, and I want to walk through what that title means in practice, and what’s actually behind mine.

TLDR: What the REALTOR® Title Means

  • REALTOR® is a trademarked designation for NAR members bound by NAR’s Code of Ethics — not every licensed agent is one.
  • I hold a Texas broker’s license and a working list of national certifications and designations beyond the base license.
  • I’ve been a national real estate instructor since 2016, teaching other agents and brokers the material I hold my own clients to.
  • In a small market like Sunrise Beach Village, that standard matters because there’s less room for a generalist’s mistakes.

REALTOR® vs. Real Estate Agent: The Actual Difference

Every REALTOR® is a licensed agent or broker, but not every licensed agent is a REALTOR®. The title requires membership in the National Association of REALTORS® and a signed commitment to its Code of Ethics, which covers things like honesty in representation, disclosure obligations, and how REALTORS® are expected to treat clients, other agents, and the public. It’s an added layer of accountability on top of the state license, and it’s enforceable through NAR’s own grievance process, separate from state licensing complaints.

That matters more than it sounds like on paper. When you’re working with a REALTOR®, you’re working with someone who’s agreed to a standard of conduct that a bare license doesn’t require.

What’s Actually Behind My REALTOR® Designation

Titles are one thing; the work behind them is another. Here’s what I’ve earned on top of my Texas broker’s license:

  • Accredited Buyer Representative (ABR) — and an instructor for the certification itself
  • Certified Residential Brokerage Manager (CRB)
  • Commitment to Excellence (C2EX) endorsement from NAR
  • e-PRO Certified — and an instructor for the certification
  • Graduate, REALTOR Institute (GRI)
  • Military Relocation Professional (MRP) — and an instructor for the certification
  • New Home Construction (NHC) certification — and an instructor for the certification
  • Pricing Strategy Advisor (PSA) — and an instructor for the certification
  • Real Estate Negotiation Expert (RENE)
  • REALTORS Property Resource (RPR) Certified
  • Short Sales and Foreclosure Resource (SFR)
  • Seller Representative Specialist (SRS) — and an instructor for the certification
  • Texas Buyer Specialist (TBS) — and an instructor for the certification
  • Texas Listing Specialist (TLS) — and an instructor for the certification
  • Texas Affordable Housing Specialist (TAHS)
  • At Home With Diversity (AHWD) Certified

Since 2016 I’ve also traveled the country as a national real estate instructor, teaching agents and brokers the contracts, negotiation, agency, ethics, and pricing material behind several of those certifications. I’m not describing this to pad a bio — it’s the same material I apply on your file.

Why It Matters in a Town This Small

Sunrise Beach Village is a retirement- and vacation-oriented lake community of around 739 people, founded in 1958 and incorporated in 1973. A lot of the housing stock is older, lake-facing, and comes with its own wrinkles — dock permitting, waterfront surveys, and the fact that the town doesn’t allow short-term rentals, which changes the buyer pool and the resale math on certain properties. In a market this specific, generalist advice runs out fast. The ethics standard and the ongoing education behind the REALTOR® title are exactly what’s supposed to fill that gap.
