Sherwood Shores sits on the western side of Burnet County, about 14 miles southwest of Burnet on Lake LBJ. It’s an unincorporated community — no city government, no city zoning — which changes how a buyer needs to approach a purchase here compared to an incorporated town like Marble Falls. What Makes Buying in Sherwood Shores Different

Because Sherwood Shores is unincorporated, there’s no citywide zoning ordinance and no blanket city-level HOA governing every lot. That doesn’t mean anything goes — individual plats may still carry their own deed restrictions from when the property was originally platted — but it does mean a buyer’s agent has to actually pull and read those restrictions property by property instead of assuming a single rulebook applies to the whole community. That’s one of the first things I check before we get serious about a property here.

The community itself grew out of two separate lakeside developments, one near the Roy Inks Dam and another further downstream, both dating back to the early 1960s. Records from those two original developments aren’t always identical, which is another reason I don’t treat a Sherwood Shores purchase like a copy-paste of a Highland Lakes deal somewhere else.

Lake LBJ Is a Constant-Level Lake — Here’s Why That Matters to You

Lake LBJ holds a constant water level year-round, unlike some of the other Highland Lakes reservoirs that rise and fall with rainfall and downstream releases. For a buyer, that means dock conditions, shoreline access, and boat-launch usability tend to be far more predictable here than on a fluctuating lake. If waterfront reliability is a priority for you, that’s a real point in Sherwood Shores’ favor, and it’s worth comparing directly against other Lake LBJ communities like Granite Shoals when you’re weighing options.

Schools and Everyday Logistics

Kids in Sherwood Shores attend Marble Falls ISD, with elementary-age students zoned to Highland Lakes Elementary in nearby Granite Shoals. If schools are part of your decision, that’s worth factoring in alongside the drive time back into Marble Falls or Burnet for shopping, medical care, and everyday errands, since Sherwood Shores itself is a residential community without its own commercial center.

Why You Need an Agent Who Actually Looks for Sherwood Shores

Sherwood Shores is a small, low-visibility community compared to its larger Highland Lakes neighbors, and that has a practical downside for buyers: it doesn’t always surface in a broad “Lake LBJ homes for sale” search the way a bigger community would. If a house here fits what you’re looking for, you need an agent who knows to search this area specifically rather than one who’s only going to show you what a generic MLS search happens to turn up. That’s a big part of what I do for buyers — make sure Sherwood Shores actually gets considered, not overlooked.

  • Confirm septic, well, or utility details that a city inspection process would otherwise catch automatically in an incorporated town.
  • Negotiate the contract and manage the timeline from offer to closing.
