Highland Haven TX Real Estate Agent – Robbie English

Highland Haven is small enough that most buyers wonder if it’s even worth calling a real estate agent for it. I understand why. It’s a town of around 419 people on the eastern shore of Lake LBJ, and it doesn’t get talked about the way Marble Falls or Horseshoe Bay do. But that’s exactly the town where having someone who actually works this specific market pays off, because there’s so little turnover that you can’t rely on the usual playbook of “look at recent comps and go.”

What Makes Buying in Highland Haven Different

Highland Haven was originally platted as a subdivision back in 1962 and didn’t incorporate as its own city until 1995. It’s still run day-to-day the way a small town runs: a mayor and five aldermen, plus a property owners association (HHPOA) that predates the city government and still has a hand in the parks and roads. That history matters for buyers because it means deed restrictions here often come from two different sources, the city’s own ordinances and HHPOA’s older covenants, and they don’t always say the same thing about setbacks, home size minimums, or what you can build on a lake lot. I check both before you write an offer, not after.

Because Highland Haven sits on the eastern shore, you’re in Burnet County here, not Llano County. The county line actually runs down the middle of Lake LBJ itself. That affects which appraisal district your taxes run through and which county handles your permits, and it’s a detail buyers coming from outside the area often miss until closing.

Lake LBJ itself is a constant-level lake, which is the single biggest reason people specifically target it over other lakes in the chain. It doesn’t drop with the season the way Lake Buchanan or Lake Travis can, so a dock and boat here stay usable year-round instead of sitting on mud flats every summer. If lake access is the reason you’re looking at Highland Haven, I’ll walk the shoreline with you before you get attached to a listing photo. Not every lot has a usable dock, and repairing or permitting one is its own process.

Finding the Right Property Here

Inventory in a town this size is thin by nature. There just aren’t that many houses, and shoreline lots don’t turn over the way inland subdivisions do. That means a few things for how I work with buyers here:

  • I keep a standing watch on new listings and off-market conversations, because in a market this small, the good ones can move before they’re widely seen.
  • I evaluate dock condition, shoreline type, and flood zone status property by property, since generic listing descriptions don’t tell you much on a lake this specific.
  • I pull the actual deed restrictions and HOA documents for a property before you make an offer, not after, since Highland Haven’s rules blend city ordinance with older HHPOA covenants.
  • If schools matter to your decision, Highland Haven falls under Marble Falls ISD, which runs its Highland Lakes Elementary campus just up FM 1431 in Granite Shoals along with the district’s middle and high schools in Marble Falls itself. I can confirm the exact attendance zone for a specific address before you make an offer.

Highland Haven’s small footprint also means fewer full-time comps to draw on when we’re deciding what a home is really worth. A market this size punishes anyone pricing off an automated online estimate instead of someone who’s tracked actual closings.

Negotiating and Closing in a Thin Market

Homes on Lake LBJ have generally been moving faster in 2026 than they were a year earlier, and shoreline inventory stays tight because there’s only so much lake frontage to go around. That works in a seller’s favor on price, but it also means buyers need to move decisively when the right property comes up and still get the inspection and survey work done right. A rushed waterfront closing is where expensive mistakes happen, not a careful one.
