Sunrise Beach Village is a small, mostly-retirement lakefront town on the western shore of Lake LBJ, between Marble Falls and Llano. It’s not a place with dozens of new listings hitting the market every week — with a population around 739, inventory here is limited and a lot of it moves through word of mouth before it ever gets wide exposure. Buying here takes someone who’s actually working this specific market, not just covering it as one stop on a bigger territory.

What Buying Here Actually Involves

Most of what’s for sale in Sunrise Beach Village falls into two categories: full-time residences and vacation/lake properties, many with private docks. If you’re picturing a boat parked out back and quick lake access, that’s a realistic expectation for a lot of this town’s housing stock. What’s not realistic, in most cases, is a big subdivision full of comparable new construction — this is an older, established lakefront community founded in 1958 and incorporated as its own city in 1973, so a lot of what you’ll see is resale, with the age and quirks that come with that.

One fact that changes plans for some buyers: Sunrise Beach Village does not allow short-term rentals. If Airbnb-style income was part of your math on a lake property, this isn’t the town for that, and I’d rather tell you that up front than let you fall in love with a listing and find out later. If short-term rental income matters to you, we should be looking at other towns on the chain where that’s allowed.

Schools, If That’s Part of Your Decision

Sunrise Beach Village falls under Llano ISD. Younger kids are zoned to Packsaddle Elementary in nearby Kingsland, then move on to Llano Junior High and Llano High School, both about 23 miles from town. Worth knowing before you commit to a specific address, since drive time to school is a real daily consideration out here, not an afterthought.

Before I show you anything, I want to understand what you’re actually trying to do with the property — full-time move, weekend lake house, eventual retirement plan, or something else. That changes which listings are even worth your time. Once we’ve got a short list, I dig into the things that catch people off guard on lake property specifically: dock permitting, waterfront surveys, and any private agreements tied to a specific waterfront lot, since Sunrise Beach Village doesn’t have the kind of blanket HOA structure you’d find in a big planned community.
