Retire in Cottonwood Shores

Cottonwood Shores comes up a lot with retiring clients specifically, more than some of its higher-profile neighbors, and it’s usually for practical reasons rather than the view. Here’s the retirement-specific angle on this small city on the Colorado River, just below the Lake LBJ dam, separate from the general overview on Cottonwood Shores’ own page.

It Costs Less Than Its Neighbors

Cottonwood Shores sits on Lake Marble Falls rather than directly on Lake LBJ, and that puts it at a noticeably more approachable price point than lake-town neighbors like Horseshoe Bay, where median home values run well above Cottonwood Shores’ own. For a retiree living on a fixed income or a portfolio that needs to last, that gap in home values, and the property tax bill that comes with it, is often the difference between a comfortable retirement and a stretched one. Texas homeowners age 65 and older also qualify for an additional homestead exemption and a school-tax freeze on their primary residence, which is worth asking about specifically once you’ve picked a property.

Healthcare Is Close, Not an Afterthought

Baylor Scott & White Medical Center in Marble Falls is a full-service hospital with 24-hour emergency care, just minutes from Cottonwood Shores, along with an attached urgent care clinic that specifically serves Cottonwood Shores, Horseshoe Bay, and the surrounding area. That matters more with each passing decade, and it’s one of the things I check for clients before recommending any Highland Lakes town for retirement, not just this one.

HOA Structure Varies by Neighborhood, Not by Blanket Rule

Castle Terrace is Cottonwood Shores’ established, deed-restricted subdivision, while much of the rest of the city has little to no HOA structure at all. For a retiree, that split is worth thinking through deliberately. Some people want the predictability an HOA provides, especially around exterior upkeep on a property they may not want to maintain as actively as they once did. Others want the freedom of no HOA at all. Cottonwood Shores genuinely offers both, depending on which part of town you land in.

Dual Lake Access Without a Dual Price Tag

Because Cottonwood Shores sits right where Lake Marble Falls and Lake LBJ connect below the dam, it has public boat ramp access to both lakes, which is unusual. For a retiree who wants to fish, kayak, or take a boat out without maintaining private waterfront, that flexibility, two lakes from one address, comes without paying the premium that a private dock or Lake LBJ frontage would carry.

A Slower Pace, With Real Places to Use It

The city maintains Nature Preserve Park and a Civic Center/Community Park, and Cottonwood Shores has grown slowly and steadily since incorporating around 1987, from roughly 1,400 residents at the 2020 Census to an estimated 1,800 today. That’s real growth, but not the kind that reshapes a town overnight, which is part of why it still feels unhurried. It’s a few minutes from Marble Falls’ shopping and restaurants and close to Horseshoe Bay’s resort amenities when you want them, without either one crowding your daily routine.

Schools Matter Less Here, But They’re Solid

Cottonwood Shores is served by Marble Falls Independent School District. Even for retirees without school-age kids, a stable district supports property values and signals a community that’s investing in its own future, which is worth something even if you never set foot in a classroom.
