Curb Appeal Starts the Sale

Patch the lawn, trim overgrown trees, and put a fresh coat of paint on the front door. Replace a rusty mailbox and make sure your house numbers are visible. This isn’t about landscaping money; it’s about showing the property’s been cared for from the ground up.

You don’t need top-of-the-line materials, but carpet that’s seen better days or peeling vinyl needs addressing. You don’t need to remodel to sell here. Replace worn cabinet hardware, fix leaky faucets, clean or replace stained grout, and make sure every appliance works and looks the part. Decluttered countertops do more for buyer perception than most kitchen upgrades.

Air Conditioning Matters More Here Than You’d Think

In a climate where summer cooling isn’t optional, a home inspector flagging an aging or undersized HVAC system is a real red flag to buyers, and it’s a common reason for post-inspection renegotiation. If your system is old or has known issues, get it serviced and documented before listing, since that’s cheaper than a price concession after inspection.

If You’re on the Water: Deck, Dock, and Irrigation

Lake-adjacent homes carry maintenance items that inland listings don’t. A weathered deck, a dock with loose boards, or an irrigation system with a broken zone will get flagged in inspection and used as negotiating leverage. Address these before listing rather than after a buyer’s inspector finds them.
