Burnet TX Home Not Sold – Now What?

If your Burnet home didn’t sell and the listing expired or you’re about to pull it, you’re not an outlier right now. More than half of active listings across Burnet County have already gone through at least one price reduction, and the county-wide average time on market is sitting around 86 days. An expired listing usually isn’t a verdict on your home. It’s a diagnostic problem, and most of the time the cause is one of a small handful of things that are fixable before you relist.

I’m Robbie English, Broker and REALTOR at Uncommon Highland Lakes Realty. Here’s how I actually diagnose an expired Burnet listing before recommending anything.

Start With the Actual Data From the First Listing

Before I tell you anything about relisting, I want to see what actually happened: how many showings you got, what feedback buyers or their agents left, how your price compared to what was closing nearby, and how the listing was marketed. If you got plenty of showings but no offers, that’s usually a pricing or condition problem. If you barely got any showings at all, that’s usually a marketing and visibility problem: the listing wasn’t reaching buyers in the first place. Those are two different fixes, and guessing which one you have wastes another listing cycle.

The Most Common Reason: Pricing

Given that more than half of Burnet County’s active listings have already needed a price cut, pricing is the first thing I check. Sometimes a home was priced against comps that were already stale by the time it listed. Sometimes it was priced to “leave room to negotiate” and that room just became the reason buyers scrolled past it. Either way, if the comps have moved since your first listing, or if your original number was aspirational rather than data-driven, that alone can explain 86-plus days with no result.

Marketing and Presentation Gaps

The second most common issue is visibility and presentation. If your listing photos were dark, dated, or didn’t show the property well, or if the listing description read like every other listing in Burnet, buyers scrolling online never gave it a second look. Staging matters here too, though not necessarily a full furniture rental. It means addressing clutter, obvious deferred maintenance, and curb appeal, since a lot of buyers in this market are drawn by the Hill Country setting itself.

Responsiveness and Follow-Up

The third gap I look for is less visible but just as damaging: whether showing requests were answered quickly, whether feedback from buyers’ agents was actually collected and acted on, and whether the listing agent adjusted anything mid-course or just let it sit. A listing that goes quiet after the first two weeks with no changes made is a listing that’s been abandoned, even if it’s technically still active.

What Relisting Looks Like Done Right

Once I know which of those it actually was, the relist plan addresses that specific problem directly: new comps and a corrected price if that was the issue, new photography and a rewritten listing if visibility was the issue, or a more responsive process if follow-up was the gap. I don’t relist a home at the same price with the same photos and hope for a different result. That’s how expired listings become expired listings twice.
