Right now, homes in Burnet County are sitting on the market for around 86 days on average, and more than half of active listings have already taken at least one price reduction. That’s the environment you’re actually listing into, not a hypothetical “hot market” pitch, the real one. Pricing a Burnet listing correctly the first time, instead of chasing the market down with cuts every few weeks, is the single biggest lever a listing agent controls.

The instinct to list high “and see what happens” is understandable, but in the current Burnet market it usually backfires. Then the eventual price cut has to be bigger to re-generate interest than the correct starting price would have needed to be. I price using actual closed and pending comps for your specific area, since a lot in Highland Oaks near the schools prices differently than acreage on well and septic outside city limits, and both price differently than a home inside a golf-course HOA like Delaware Springs.

Marketing That Matches the Buyer Pool

Different parts of Burnet draw different buyers. A well-priced in-town home near downtown and the Burnet Riverwalk tends to draw people who want walkability and small-town character. Burnet’s history around Fort Croghan and its standing as the state’s official “Bluebonnet Capital” are part of that appeal, not incidental trivia. A property near Inks Lake or Lake Buchanan draws people chasing lake access even if the home itself isn’t waterfront. Acreage draws buyers looking for space, privacy, and often room for animals or a shop. Professional photography and listing copy that speak to the actual buyer for your specific property beat generic staging every time.

Staging and Presentation

Staging in Burnet doesn’t usually need to mean a full furniture rental. It means fixing the things buyers fixate on in listing photos and showings: decluttering, addressing any deferred maintenance that shows up in an inspection anyway, and making sure the yard and curb appeal photograph well, since a lot of Burnet buyers are drawn by the Hill Country setting in the first place. I walk every listing before it goes live and tell you specifically what’s worth fixing and what isn’t.

Negotiating the Offers

In a market where over half of listings have taken a price cut, the offers you get won’t all be full price, and that’s fine. The job is knowing which terms to hold firm on and which ones to trade. I’ve spent decades negotiating contracts, and since 2016 I’ve also taught contract negotiation nationally as a real estate instructor. That means when an offer comes in with contingencies stacked against you, I know exactly which ones are standard and which ones are asking for more than they should.
