Just outside town on Highway 281 toward Marble Falls, communities like Delaware Springs and The Ranch at Delaware Creek are built around the Delaware Springs Golf Course, with their own deed restrictions and HOA dues. Go further out and you’re often on acreage with a private well and septic system instead of city utilities, and that changes your inspection checklist, your financing timeline, and sometimes your lender.

Before we tour anything, I want to know your real constraints: commute distance, school boundary, whether you want city utilities or you’re fine with well and septic, and what your financing actually allows once rates and insurance are factored in. Burnet isn’t on the water, so if lake access matters to you, we talk early about whether that means Inks Lake, Lake Buchanan, or a different Highland Lakes town altogether, rather than finding out after you’ve fallen for a house.
Once we’re looking at specific properties, my job is to catch what a first walkthrough won’t show you: whether a “great deal” is priced that way because of the market or because something’s wrong with the house, what an HOA in a community like The Ranch at Delaware Creek actually restricts, and whether a well-and-septic property has documentation you can trust.
