Cottonwood Shores Home Lingering On The Market

Your home is still listed, still active, but the showings have slowed and it’s starting to feel like the phone stopped ringing. That’s a different situation than a listing that’s already expired. You still have time to course-correct before it gets to that point. I’m Robbie English, Broker and REALTOR at Uncommon Highland Lakes Realty, and here’s how I’d read what’s happening with a Cottonwood Shores listing that’s lingering right now.

What “Lingering” Actually Tells You

In a town of roughly 1,800 people with a genuinely small pool of active listings at any given time, days-on-market benchmarks work differently than they would in Marble Falls or a bigger market. A drop-off in showings after the first two to three weeks is a signal worth paying attention to. It usually means either the initial wave of ready buyers who were watching the market has already seen your home and passed, or the listing didn’t reach the right audience to begin with.

Showing feedback matters more than online view counts. If agents are touring the property and buyers aren’t coming back with second showings or offers, that’s a specific, diagnosable problem, not a sign to just wait it out.

Reading the Signals Without Overreacting

The instinct when a listing slows down is often to drop the price immediately. Sometimes that’s the right move, but not always. If your home is near the Lake Marble Falls or Lake LBJ boat ramp and the marketing hasn’t clearly communicated that access, the fix might be repositioning the listing rather than repricing it. If comparable homes in Cottonwood Shores, Marble Falls, or Granite Shoals have closed recently at prices close to yours, that’s useful evidence the price itself isn’t the problem.

On the other hand, if genuinely comparable properties are selling faster and at similar or lower prices, that’s real market feedback, and holding firm on price usually just extends the time your home sits.

A Practical Timeline for a Price Adjustment

I generally look at three to four weeks of showing activity and feedback before recommending any price change, longer if the market is naturally slower for the season. Boating season through spring and summer tends to bring out more buyers specifically interested in lake-adjacent property here, so a listing that’s quiet in January reads differently than one that’s quiet in June.

When a price adjustment is warranted, I make it meaningful enough to trigger renewed attention from buyers and agents who already passed on the listing at the old price, rather than a token cut that doesn’t change anyone’s mind.

Beyond Price: Marketing and Presentation Checks

Before touching the price, I also review whether the listing photos and description are still doing the property justice, whether the home has been shown consistently or whether scheduling friction has quietly cost you showings, and whether deed restrictions or disclosures (particularly relevant in sections like Castle Terrace with their own covenants) were communicated clearly enough that buyers’ agents aren’t hesitating for reasons that were never explained to you.

I’ve spent more than 40 years in real estate, and reading a slowing listing accurately, instead of guessing at fixes, is the same work I’ve taught to other agents nationally since 2016.
