Cottonwood Shores is a small incorporated city on the south bank of the Colorado River, just below the Lake LBJ dam, tucked between Marble Falls and Granite Shoals on the Highland Lakes chain. It’s not a place most buyers stumble into. Most people who end up here already know why they want it, whether that’s the lake access, the smaller price tag next to Horseshoe Bay, or the quieter pace of a town that only incorporated in 1987 and still feels like it. Cottonwood Shores has roughly 1,800 residents today, up from about 1,400 at the 2020 census and just 548 back in 1990. The growth has been steady, but the housing stock is still small enough that inventory can shift week to week rather than month to month. That means knowing the market here isn’t about pulling up a spreadsheet of hundreds of comps. It’s about knowing which handful of active and recent listings actually apply to the property you’re looking at.

What Buyers Need to Know Before Shopping Here

The city has two boat ramps: one gives access to Lake Marble Falls, the other to Lake LBJ. Both are constant-level lakes managed by the Lower Colorado River Authority, which also means any dock work or shoreline construction typically runs through LCRA permitting. If lake access matters to you, that’s one of the first things I check before we ever schedule a showing, because not every lot in Cottonwood Shores has it, even ones close to the water.

Deed restrictions here aren’t uniform. Some sections, like Castle Terrace, carry their own covenants and have seen a run of newer construction; other parts of town have little to no HOA involvement at all. That’s a real difference for a buyer, since it affects what you can build, what your neighbor can build, and sometimes what you’ll pay in dues. I pull the actual deed restrictions and plat records for a property before you write an offer, not after.

Schools zone to Marble Falls ISD, and the city itself runs a Nature Preserve Park and a Civic Center/Community Park with a splash pad and playground, the kind of small-town amenities that matter if you’re relocating with kids or just want somewhere to walk in the evening.

Finding the Right Fit, Not Just an Available House

I evaluate comparable sales across Cottonwood Shores and the surrounding Highland Lakes towns since the local inventory alone is often too thin to price against on its own, walk properties for issues that don’t show up in photos (older septic systems, water well capacity, easement or right-of-way questions on older, pre-1987 plats), and negotiate on your behalf from that research rather than a gut feeling.
