Cottonwood Shores Real Estate Broker – Robbie English

There’s a real difference between hiring a real estate agent and hiring the Broker directly, and it matters more in a small market like Cottonwood Shores than people expect. I’m Robbie English, Managing Broker and Designated REALTOR at Uncommon Highland Lakes Realty. When you work with me as your Cottonwood Shores real estate broker, you’re not working with someone who reports up to a supervising broker for sign-off. I am that person, and I carry the legal responsibility for the transaction myself.

What “Broker” Actually Means

In Texas, every real estate agent has to work under a licensed broker, who is legally accountable to TREC for how that agent handles a transaction. A Broker’s license requires additional education and experience beyond a standard salesperson license, plus direct responsibility for reviewing contracts, resolving disputes, and making sure a deal follows Texas real estate law. When I’m the one representing you, I’m already that final call. There’s no second person above me making it.

That structure matters most when a deal gets complicated, which happens more often in Cottonwood Shores than the size of the town would suggest.

Where Broker-Level Judgment Actually Gets Used Here

Cottonwood Shores incorporated in 1987, which means some of its older plats and informal property arrangements predate the city’s current standards for water, sewer, and easements. When a title search turns up an old easement, an undocumented septic system, or a boundary that doesn’t quite match the plat, that’s a broker-level problem, not something to hand off and hope gets resolved before closing.

The same goes for waterfront and near-water issues. The city has boat ramp access to both Lake Marble Falls and Lake LBJ, both managed as constant-level lakes by the Lower Colorado River Authority, and any dock construction or shoreline work typically needs LCRA permitting. Verifying that a dock is actually permitted, rather than just present, is exactly the kind of detail I check personally before a client relies on it.

Deed restrictions are another place this shows up. Some sections of town, like Castle Terrace, carry their own covenants and architectural rules; large parts of the rest of Cottonwood Shores have little to no HOA involvement at all. Knowing which is which, and how that affects financing, resale, or what a buyer can build, is a judgment call I make directly rather than delegate.

What This Means for a Complex Deal

If you’re navigating an estate sale, a property with multiple heirs, a septic or well issue that’s holding up financing, or a contract dispute with a difficult buyer or seller on the other side, having the Broker directly on your file means decisions get made without waiting on approval from someone else. I’ve spent more than 40 years in real estate and have taught contracts, negotiation, and broker responsibility to other agents nationally since 2016. That’s the standard I apply to my own clients’ deals, not just what I teach other people to do.
