Highland Lakes Texas Living | A Recreation Oasis

The Highland Lakes is a chain of six LCRA-managed reservoirs on the Colorado River, Lake Buchanan, Inks Lake, Lake LBJ, Lake Marble Falls, Lake Travis, and Lake Austin, with Lady Bird Lake in downtown Austin as a seventh, city-managed lake at the end of the chain. Ten towns sit along or near that chain, and each one has a slightly different relationship to the water and a different pace of life. That combination, real lakes you can boat and fish on, Hill Country terrain around them, and a real city about an hour away, is what draws most people out here.

Ten Towns, Not One

Marble Falls and Horseshoe Bay get the most attention, and for good reason. Marble Falls has a walkable downtown, local shops, and a working-town feel that isn’t manufactured for tourists. Horseshoe Bay is built around its resort and lake amenities, with a noticeably different price point and pace. But Kingsland, Granite Shoals, Cottonwood Shores, Burnet, Sunrise Beach Village, Meadowlakes, Highland Haven, and Sherwood Shores each fill a different niche, from quieter HOA-free neighborhoods to established deed-restricted communities. Picking the right one usually matters more than picking the right house.

Lake LBJ and Lake Marble Falls Stay Fairly Steady

Lake LBJ and Lake Marble Falls are both operated by LCRA within a fairly narrow range under normal conditions, unlike Lake Buchanan and Lake Travis, which serve as flood-control and water-supply reservoirs and can swing significantly with rainfall. That steadier water level is a real, practical advantage for anyone planning to use a dock or boat regularly, since you’re not dealing with a boat ramp that’s unusable half the year. It’s not an absolute, since even these lakes can rise during a flood event, but day to day it’s one of the more livable features of this stretch of the river.

A Real Hill Country Climate

Winters here are mild by most standards, summers are genuinely hot, and spring typically brings a real bluebonnet season across the roadsides and fields from late March into April. It’s not a marketing line, it’s just what the Hill Country does every year. Fall tends to be the most comfortable stretch for being outside, and most residents plan their boating, hiking, and yard work around that seasonal rhythm rather than fighting it.

Golf, Trails, and the Water Itself

Horseshoe Bay Resort is home to three Robert Trent Jones Sr. golf courses, Slick Rock, Apple Rock, and Ram Rock, known locally as the Texas Triangle, and it’s one of the few resorts in the country with three courses from that designer. Beyond the resort, the Hill Country terrain around the lakes supports hiking and mountain biking on granite and limestone trails, and the lakes themselves handle everything from wakeboarding to slow evenings fishing off a dock.

An Hour From Austin, Not Stuck In It

Most of the Highland Lakes towns put you roughly an hour from downtown Austin, close enough for a medical specialist, an airport run, or a night out, without living inside Austin’s traffic and growth pressure day to day. That trade-off, real access without full exposure to a fast-growing metro, is one of the more consistent reasons clients give me for making the move.

Work With Someone Who Knows the Difference Between the Towns

I’m Robbie English, Broker and REALTOR® with Uncommon Highland Lakes Realty, and I spend most of my time helping people figure out which of these ten towns and which lake actually fits how they want to live, not just which listing photographs the best. If you’re weighing the Highland Lakes against somewhere else, or trying to decide between two of these towns, reach out or call 830-953-5571 and let’s talk through it.
