This is different from a listing that’s already expired. Your home is still on the market right now, which means there’s still time to fix what’s going wrong before you lose momentum entirely. The Comp Set Is Probably Off
Horseshoe Bay’s housing stock splits into distinct categories, guard-gated waterfront on Applehead Island, elevated golf-course homes near Summit Rock, properties along the resort’s Slick Rock, Ram Rock, and Apple Rock courses, and off-water homes outside the gates. A listing that’s priced against the wrong category, a golf-course home compared to a waterfront sale, for example, looks overpriced to buyers who know the difference even if the number seemed reasonable at first glance. The first thing I check on a stalling listing is whether the original pricing actually used the right comps.
The Photography and Story Might Not Match the Property
Horseshoe Bay’s buyer pool is largely made up of second-home owners, retirees, and out-of-state relocations connected to the resort, and they’re shopping from photos and video first, often from out of state, before they ever book a showing. Generic listing photos that don’t highlight water access, dock condition, golf course views, or amenity proximity, whichever actually applies to your home, undersell exactly what a resort-market buyer is looking for. I’ve seen well-priced homes sit simply because the marketing didn’t tell the right story.
Timing Against the Season
Showing activity in Horseshoe Bay tracks the lake recreation season and the resort’s golf calendar more closely than a typical suburban market does. A home that would generate strong traffic in the spring can look like it’s lingering if it launched in a slower stretch of the year. That’s not a reason to panic, but it does change how I’d read the data and what adjustment actually makes sense.
HOA Paperwork Catching Buyers Off Guard
There are roughly two dozen separate homeowners associations across the Horseshoe Bay zip code, and if your resale certificate wasn’t pulled and shared upfront, buyers touring the home may be hitting a paperwork question mid-showing that a competing, better-prepared listing doesn’t have. That’s an easy fix, and one I check early when I take over a stalling listing.
