“How much is my Marble Falls home worth?” is the question I probably hear more than any other. The honest answer starts with a legal fact most sellers don’t know: in Texas, real estate agents are not licensed to assign an appraised value to your home. That’s the job of a state-licensed appraiser. What I can do, and what actually matters more when you’re deciding what to list at, is build you a Comparative Market Analysis (CMA) that shows what buyers are realistically likely to pay.
When People Actually Ask for One
You don’t have to be ready to list tomorrow to want a real number. Sellers typically ask for a valuation when:
- Before listing: you want a real number before committing to a timeline or prepping the house, so decisions about repairs and pricing are based on data, not guesswork.
- Weighing a move you haven’t committed to yet: relocation, downsizing, or upsizing decisions often start with “what would I actually net if I sold?”
- Estate or divorce situations: these need a defensible, well-documented valuation since the decision affects more than one party.
- Refinancing context: your lender will order their own appraisal, but a market-based valuation can help you decide whether refinancing or selling makes more sense.
- Tracking equity over time: some homeowners just want a periodic check on where they stand, especially after making improvements.
What Actually Goes Into a Real CMA
A fast, automated estimate from a site like Zillow pulls public records and recent sales and runs them through a formula. It doesn’t know that your kitchen was remodeled last year, that your lot backs up to a greenbelt, or that the house two doors down sold with a leaking foundation that dragged its price down. A CMA done properly adjusts for those differences:
- Recent closed sales of comparable homes in your specific area of Marble Falls, not just the ZIP code average
- Current active and pending listings you’re actually competing against right now
- Lot-specific factors: elevation, usable yard space, and whether the property has a view of or access to Lake Marble Falls
- Condition and updates: roof age, HVAC age, kitchen and bath updates, flooring
- Days on market and price adjustments for comparable homes that didn’t sell quickly, which tells you what buyers actually resisted paying
Why the In-Person Walkthrough Beats an Online Estimate
Every CMA I put together starts with an actual visit, not a drive-by. I’m looking at condition, updates since you bought, layout, lot characteristics, and (if you’re on or near the water) dock access, view, and shoreline position. Marble Falls sits on Lake Marble Falls, formed in 1951 when the Max Starcke Dam went in, and a short drive from Lake LBJ. Waterfront and water-view lots carry a real premium over comparable inland homes, but that premium varies a lot depending on access type (deeded waterfront vs. lake view vs. no water access at all), dock rights, and which stretch of shoreline you’re on: exactly the kind of detail an automated valuation tool has no way to weigh correctly.
What a CMA Can and Can’t Tell You
A CMA tells you the range buyers are likely to pay based on real, recent market behavior. It doesn’t replace a formal appraisal, which your buyer’s lender will order anyway once you’re under contract, and it’s not a guarantee of sale price, since your final number also depends on how the home is marketed, presented, and negotiated. Think of it as the starting point for a pricing strategy, not the finish line. And getting one puts you under no obligation to list; plenty of homeowners get a valuation and decide the timing isn’t right yet. My job at this stage is to give you an accurate picture, not to talk you into listing before you’re ready.
Getting Your Number
I hold the Pricing Strategy Advisor (PSA) certification through the National Association of REALTORS and have taught the advanced version of that course to other agents. That’s not a reason to take my word for it blindly. It’s why I’ll show you the actual comps and adjustments behind any number I give you, in writing, rather than a black-box figure.
