Requiring advance notice, usually 2 to 4 hours, instead of allowing walk-ins gives you time to prepare or, if it’s genuinely inconvenient, to decline that specific slot. This isn’t about being difficult with buyers; it’s standard practice, and serious buyers plan around it without a second thought. What it screens out is casual lookers who’d otherwise show up on a whim.

Let a Strong Virtual Tour Do Some of the Filtering

A detailed 3D walkthrough and professional video let buyers rule a home in or out before they ever request a showing. In practice, this means the people who do book a showing have already decided your home is a real contender, not a maybe. It’s one of the most effective ways to reduce the volume of low-intent showings without reducing the number of serious ones.

Require Pre-Approval Before Scheduling

Asking for a pre-approval letter (not a pre-qualification, which is a much lighter estimate) before confirming a showing appointment filters for buyers whose financing has actually been verified. It’s a reasonable ask, buyers who are serious expect it, and it meaningfully cuts down on showings that were never going anywhere.

Work Around Marble Falls’ Actual Traffic Patterns

Marble Falls sees noticeably heavier weekend traffic in spring and summer from lake tourism and Hill Country visitors, particularly around the lake crossing on Highway 281. If you’re trying to minimize disruption, that’s useful information either way. Some sellers prefer weekday showings specifically to avoid tourist-season weekend congestion getting to and from the property, while others use weekend visitor traffic to their advantage for open houses. What doesn’t work well is leaving your calendar wide open and then declining every request; that trains buyers’ agents to stop trying.

Setting Boundaries Without Losing Opportunities

There’s a balance between protecting your time and limiting your buyer pool too aggressively. Too many restrictions and you’ll see fewer showings overall, which can slow your sale down. The goal is filtering out the low-value showings, not all of them.
