!!!Marble Falls

Marble Falls sits right on the water — Lake Marble Falls forms along the edge of downtown, which is part of why this is the town most people picture first when they think “Highland Lakes.” The name comes from a waterfall on the Colorado River that was submerged in 1951 when the river was dammed to create the lake, so the falls itself is gone, but the town that grew up around it is very much alive.

What Living in Marble Falls Is Actually Like

It’s about 49 miles — roughly an hour — from downtown Austin, close enough for a day trip or a commute a few days a week, far enough that you’re not paying Austin prices or dealing with Austin traffic day to day. Marble Falls ISD serves the town’s schools, and the walkable downtown is a real draw: local shops, galleries, restaurants, and breweries, several with outdoor seating right along the water.

Lakeside Park and Johnson Park both give you public waterfront access — sandy beach areas, swimming, picnic spots, and boat launches — without needing a private dock. If you’re looking at property here specifically for the lake lifestyle, that public access matters even if the home you buy isn’t waterfront itself.

  • Flat Creek Estate winery sits on a hilltop just outside town with Hill Country views.

Buying or Selling in Marble Falls

If you’re relocating here, I’d rather walk you through what fits your situation than send you a generic listing feed — there’s a real difference between a lake lot, a subdivision closer to downtown, and something a few miles out for more space and privacy.

If you’re selling, I can give you a straight read on what your home is likely worth right now, or if timing matters, see what your options look like for a faster sale.

Reach out and let’s talk about your specific situation.
