Meadowlakes is one of the smallest incorporated towns in the Highland Lakes, a gated community of under 2,000 residents built around a golf course on the shore of Lake Marble Falls in southern Burnet County. Buying a home here is a different exercise than buying in a typical subdivision, and it helps to work with an agent who’s actually spent time in the specifics of this market.

What Makes Buying in Meadowlakes Different
Development on the land started in 1973, and the town incorporated in 1985. It has its own mayor and city council, though it leans on Marble Falls next door for a lot of municipal services. The whole community is built around Hidden Falls Golf Club, an 18-hole course that opened the same year the neighborhood did, and the gate at the entrance shapes almost everything about how the town functions day to day.
That matters for buyers in a few concrete ways. Showings have to be scheduled through the gate, so we plan visits ahead of time rather than driving by on a whim. A lot of the housing stock dates back to the 1970s through the 1990s, since the community was largely built out decades ago, which means a good inspection matters more here than in a newer subdivision. Roofs, HVAC systems, and plumbing on a 40- or 50-year-old home need a real look, not a glance. And because Meadowlakes is a Property Owners’ Association community, every listing comes with its own POA dues and deed restrictions that I read through with you before you write an offer, not after.
Golf Course Lots, Waterfront Lots, and Everything In Between
Not every home in Meadowlakes touches the golf course or the lake, and the two come with different considerations. A golf-course lot usually means a flatter yard and a view, but it can also mean restrictions on fencing, landscaping, or additions that a homeowner three streets over doesn’t have to think about. A waterfront lot on Lake Marble Falls means checking dock permitting, shoreline access, and how the property’s survey lines up with the water, details that are easy to miss if you’re not looking for them.
I walk buyers through both scenarios the same way: what you’re actually getting, what it costs to maintain, and what it’s worth relative to comparable homes that have sold nearby. Because Meadowlakes is such a small market, with only so many homes here at any given time, comparable sales sometimes stretch a little further than they would in a larger town, and I’ll tell you when that’s the case rather than force a comp that doesn’t really fit.
Schools, Access, and Everyday Life
Meadowlakes falls within Marble Falls Independent School District, the same district that covers Marble Falls, Granite Shoals, and several other nearby communities. Because Meadowlakes sits right next to Marble Falls, residents are a short drive from grocery stores, the hospital, and everyday shopping without giving up the quieter, gated feel of the neighborhood itself. It’s a big part of why the town has built a reputation as a retirement-friendly community, though plenty of working-age families and second-home buyers live here too.
The Kind of Representation You Actually Want When You’re Buying

That means reviewing the POA’s rules and financials before you’re under contract, getting a straight answer on what the golf course membership situation is (it’s not automatically bundled with every home), and negotiating repairs or price based on what an inspection actually turns up, not what a listing agent tells you it turns up.
