Not every real estate agent is a REALTOR®. It’s a distinction people mix up all the time, and in a small, tight-knit market like Meadowlakes, it’s worth understanding before you pick who represents you.
A REALTOR® is a real estate licensee who’s also a member of the National Association of REALTORS® and has agreed to follow its Code of Ethics, a set of standards around honesty, disclosure, and putting a client’s interests first that goes beyond what Texas licensing law alone requires. I’m Robbie English, Broker and REALTOR® with Uncommon Highland Lakes Realty, and here’s what that designation actually means for someone buying or selling in Meadowlakes.
The Code of Ethics Isn’t Just a Formality
NAR’s Code of Ethics covers things like disclosing material facts about a property, avoiding conflicts of interest, and never misrepresenting a listing’s condition or a buyer’s financial position. If a REALTOR® violates it, they can face a formal ethics complaint through the local association, with real consequences up to losing membership. A licensed agent who isn’t a REALTOR® doesn’t answer to that code. They’re still bound by state law, but not by the added layer of professional accountability that comes with the designation.
In a town as small as Meadowlakes, where the same handful of agents tend to show up on both sides of most transactions, that accountability matters. Reputation travels fast here, and I’ve built mine on being straight with clients and the agents on the other side of the table.
Credentials Beyond the REALTOR® Designation
Being a REALTOR® is the baseline. Over the years I’ve also completed a set of advanced certifications through the National Association of REALTORS® and its affiliated institutes, each covering a different part of the job:
- ABR – Accredited Buyer’s Representative, focused specifically on representing buyers well
- AHWD – At Home With Diversity, fair housing and inclusive service practices
- CRB – Certified Real Estate Brokerage Manager
- C2EX – Commitment to Excellence Endorsement
- E-PRO – digital marketing and online transaction standards
- GRI – Graduate, REALTOR® Institute
- MRP – Military Relocation Professional
- NHC – New Home Construction certification
- PSA – Pricing Strategy Advisor
- RENE – Real Estate Negotiation Expert
- RPR – REALTORS® Property Resource certified
- SFR – Short Sales and Foreclosure Resource
- SRS – Seller Representative Specialist
- TBS / TLS – Texas Buyer Specialist and Texas Listing Specialist certifications
- TAHS – Texas Affordable Housing Specialist
I earned most of these because I also teach them. I’ve worked as a national real estate instructor and speaker since 2016, training other agents and brokers on contracts, negotiation, agency relationships, and ethics. Teaching the material keeps me current on it in a way that just practicing it day to day doesn’t.
What This Means for a Meadowlakes Transaction
Meadowlakes is a gated, HOA-governed community built around Hidden Falls Golf Club on Lake Marble Falls, and it comes with its own set of rules: POA dues, deed restrictions, gate access for showings, and a housing stock that’s mostly decades old since the town was largely built out after it incorporated in 1985. A REALTOR® who’s also completed certification in negotiation (RENE) and pricing strategy (PSA) is going to read those conditions differently than someone working off general instinct, whether that’s negotiating around an older home’s inspection findings or pricing a golf-course lot correctly against a waterfront one.
None of these letters replace experience, but they’re a reasonable signal of where an agent has actually put in the work, and it’s fair to ask any REALTOR® you’re considering which of their designations are currently active.
