Big Creek Ranch is still largely selling acreage rather than finished homes, so recent listings have mostly been lots, priced from around $130,000 for a 4.43-acre homesite to $179,000 for a cleared 2.57-acre lot, according to Land Listings and Knox Realtors. Texas is a non-disclosure state, so closed sale prices aren’t public record. These are asking prices only.
Acreage, Amenities, and Mill Creek
The community sits along more than a mile of Mill Creek, with walking trails tracing the creek and its natural springs and pools of water, according to Ashby Real Estate. On-site amenities include a two-tier, 80-foot infinity-edge pool, a clubhouse with a full kitchen, bar and dining area, and lounge, a fitness facility, pavilions, and paved roads with underground utilities. Homesites are zoned to Marble Falls ISD rather than Llano ISD despite the Kingsland address, which is worth confirming if school assignment matters to your move. Short-term rentals with a five-day minimum stay are permitted on at least some lots per current MLS remarks, though buyers should confirm the specific deed restrictions on their lot rather than assume it applies community-wide.
