That means a dock and boat stay usable year-round. That’s a real selling point, but only if your listing actually shows it: dock condition, shoreline type, and usable water access need to be documented and photographed well, not glossed over in a generic listing description.

Because the town is small, there also aren’t many recent comparable sales to point to. That cuts both ways. It means a well-priced, well-marketed home can stand out fast since there isn’t much competing inventory, but it also means an overpriced listing sits, because there’s no herd of similar homes to normalize the price against. Pricing it right on day one matters more here than almost anywhere else in the Highland Lakes.
