Not every real estate license comes with the word REALTOR® attached to it, and the difference matters more than most people realize. A REALTOR is a licensed agent who has also joined the National Association of REALTORS and agreed to be bound by its Code of Ethics — a standard that goes beyond what Texas state licensing law requires on its own. Why the REALTOR Distinction Matters More in a Place Like Sherwood Shores
Sherwood Shores is unincorporated — there’s no city government, no citywide zoning, and no blanket city-level HOA layered over the whole community. In a town with more municipal structure, some of that oversight is baked in. Here, it isn’t. That’s exactly the kind of setting where it matters that your agent is bound by a formal ethics code rather than just a state license: fiduciary duty, honest disclosure, and putting your interests first aren’t optional extras, they’re requirements I agreed to when I became a REALTOR.
My Designations, and What Each One Actually Means for You
Beyond the base REALTOR designation, I’ve earned a number of advanced certifications through the National Association of REALTORS and the Texas REALTORS. The full, current list is always posted on my bio page, but here’s what the ones most relevant to a Sherwood Shores transaction mean in practice:
- ABR (Accredited Buyer Representative) — advanced training specifically in representing buyers, which matters in a smaller market like Sherwood Shores where listings don’t always surface on a generic search.
- SRS (Seller Representative Specialist) — the seller-side counterpart, focused on pricing, marketing, and negotiating on behalf of a seller.
- RENE (Real Estate Negotiation Expert) — negotiation training that comes into play often in a lower-inventory community where there isn’t always a comparable sale a block away to point to.
- GRI (Graduate, REALTOR Institute) — a broad-based professional education designation covering contracts, finance, and real estate law.
- CRB (Certified Residential Brokerage Manager) — brokerage management training, tied to my role as Managing Broker at Uncommon Highland Lakes Realty.
- PSA (Pricing Strategy Advisor) — focused specifically on pricing property correctly, which is harder in Texas since it’s a non-disclosure state and exact sale prices aren’t public record.
- MRP (Military Relocation Professional) — for clients relocating with military orders or benefits.
- C2EX (Commitment to Excellence), E-Pro, NHC (New Home Construction), RPR (REALTORS Property Resource Certified), SFR (Short Sales and Foreclosure Representative), TBS (Texas Buyer Specialist), TLS (Texas Listing Specialist), and TAHS (Texas Affordable Housing Specialist) round out the rest — the complete list with more detail is on my bio page.
I Also Teach This Material to Other Agents
Since 2016 I’ve traveled across Texas and the country as a national real estate instructor, teaching other agents and brokers on contracts, negotiation, agency relationships, ethics, and pricing strategy — several of those are the same subjects behind the designations above. What This Looks Like on an Actual Sherwood Shores Deal
In practice, the REALTOR ethics code and the designations behind it show up in specific, unglamorous ways: disclosing what I know about a property honestly even when it doesn’t help the sale, pulling the actual deed restrictions on a lot instead of assuming there’s a citywide rule, and giving you a straight answer about Lake LBJ’s constant water level, dock access, or the Marble Falls ISD school zoning for the area instead of a generic pitch. That’s what the designation is supposed to guarantee, and it’s what I try to deliver on every Sherwood Shores transaction.
