Top Mistakes Sellers Make In Marble Falls TX

Some of the most expensive mistakes sellers make in Marble Falls aren’t obvious until it’s too late to fix them cheaply. I’m Robbie English, Broker and REALTOR at Uncommon Highland Lakes Realty, and these are the mistakes I actually see repeat here, not a generic list that could apply to any town.

Mistake One: Pricing From the Wrong Comparable Pool

Marble Falls isn’t one market. A home near Lake Marble Falls or Lake LBJ and a similar-size home in a newer inland subdivision don’t belong in the same pricing conversation, but sellers frequently get quoted a number based on a townwide average or an automated estimate that doesn’t know the difference. Texas is also a non-disclosure state, so those automated estimates are often working from outdated or incomplete data to begin with. Get comparables pulled specifically from your sub-market, not a zip-code-wide average.

Mistake Two: Treating the Seller’s Disclosure as a Formality

Texas Property Code §5.008 requires a written disclosure of known material defects on most residential sales. Sellers sometimes rush through it, leave sections blank, or skip disclosing something they assume “doesn’t count.” That’s a legal risk that can surface well after closing, and it’s entirely avoidable. Fill it out completely and honestly, and if you’re not sure whether something needs disclosing, ask before you sign it, not after a buyer finds out on their own.

Mistake Three: Ignoring the School Calendar

Homes zoned to Marble Falls ISD draw a steady stream of relocating families, and that buyer segment moves on a school-year clock, and most want to close and settle in before a new school year starts. Listing in a way that ignores that rhythm, or assuming the market here is purely seasonal around lake tourism, means missing a meaningful chunk of serious buyers.

Mistake Four: Photos That Don’t Show What People Are Actually Buying

If your home has a water view, dock access, or a usable outdoor living space, and your listing photos lead with the living room instead, you’re underselling the exact thing buyers here are often paying a premium for. Marketing needs to match what’s actually driving demand in this market, not a generic real estate photo checklist.

Mistake Five: Letting Emotion Drive Pricing or Negotiation Decisions

It’s your home, and it’s normal to feel protective of a number or a memory tied to a room. But buyers are evaluating condition, location, and price, not your history there. Decisions made from attachment rather than data tend to cost sellers real money, whether that’s rejecting a fair offer or holding a price the market has already told you is too high.

Mistake Six: Going It Alone to Save on Commission

Skipping representation to avoid a commission conversation often backfires. Without access to real MLS comparables, disclosure guidance, or someone managing the option period and appraisal process, sellers frequently end up pricing wrong, missing a contract issue, or leaving negotiating leverage on the table. The savings on paper rarely survive contact with the actual transaction.
