Villa Vista is an established neighborhood in central Marble Falls, built out mostly during the 1970s and 1980s on wooded lots that tend to run larger than what you’ll find in newer subdivisions. One recent listing on record was a 4,452-square-foot home built in 1985 on a 0.62-acre lot, a good indicator of the scale and age of the housing stock here.
A Real Neighborhood Amenity: Villa Vista Park
Villa Vista Way (also known as 7th Street) is home to Villa Vista Park, the City of Marble Falls’ only developed pocket park, a small, walkable green space maintained by the city rather than an HOA. It’s a genuine, verifiable perk of living in this part of town rather than a generic “nearby amenities” claim.
Older Homes, Bigger Lots
Because most of Villa Vista was built decades ago, you’ll see more variation in floor plans, finish-out, and lot size than in a subdivision built all at once. That’s worth factoring into your search: some homes will need updating, others have already been renovated, and lot sizes can swing well past half an acre.
Where It Sits
Villa Vista is centrally located in Marble Falls, part of the Highland Lakes chain of Hill Country communities on Lake Marble Falls. For comparison, Stonehenge West is a similarly established custom-home area, while Pecan Valley sits closer to Lake Marble Falls itself with a mix of newer and existing homes.
