Should I Sell My House Now in Marble Falls TX?

“Should I sell my house now in Marble Falls?” is really a question about two different things at once: what the market is doing, and what’s true about your own situation. I’ll take both seriously here, because either one alone gives you an incomplete answer.

I’m Robbie English, Broker and REALTOR at Uncommon Highland Lakes Realty. This page is specifically about timing. If you already know you’re selling and want to know the actual steps, see my how-to-sell page. If speed is the priority over timing, see my fast-sale page instead.

What the Market Is Actually Doing Right Now

Days on market in Marble Falls have stretched out compared to the peak years of 2021 and 2022, and recent tracking has shown homes here taking roughly three months to sell, up from closer to two to three months a year earlier. That’s a meaningful shift. It means the market has moved away from the multiple-offers-in-a-weekend conditions of a few years ago and toward something closer to balanced, with more negotiating room for buyers than sellers had gotten used to.

That’s not the same as saying it’s a bad time to sell. It means pricing accuracy and presentation matter more than they did when almost anything sold fast. A correctly priced, well-presented home still moves well inside that average. An overpriced one sits, and sitting is what actually costs sellers money: carrying costs, plus the price cuts that buyers’ agents watch for and use as leverage.

One thing that hasn’t gone away: a lot of current homeowners locked in mortgage rates well below where new rates sit today, which has kept some would-be sellers on the sidelines. Less inventory from that effect can work in your favor if you do decide to list, since your home has less competition than a fully “normal” market might produce.

The Lake-Town Seasonal Rhythm

Marble Falls isn’t a generic suburb; it sits on Lake Marble Falls, part of the Highland Lakes chain on the Colorado River, between Lake LBJ to the north and Lake Travis to the south. That geography shapes buyer timing in a specific way: a meaningful share of buyers here want to close before summer so they can actually use the lake the season they move in. That pulls listing activity forward into late winter and spring more than it would in a landlocked market.

If your timeline is flexible, listing in time to close before Memorial Day tends to put your home in front of the widest, most motivated buyer pool of the year. If it’s not flexible, that’s fine too, since a well-priced home in a desirable spot like La Ventana or Gregg Ranch still moves outside of peak season, just against a smaller buyer pool.

Your Own Readiness Matters as Much as the Market

Market conditions are only half the equation. The other half is you: how much equity you’ve built, whether you have a clear next step lined up, and what your actual timeline looks like. If you’ve built substantial equity and your next move is already planned, current conditions being more balanced than 2021 doesn’t change much for you: you’re still in a strong position. If you’re on a tighter margin or your next move is less certain, that’s worth a real conversation before you list, not after.

I’ll walk through a current valuation of your specific property rather than an automated estimate, which is especially unreliable here since Texas doesn’t publish sale prices publicly, and talk through what your actual numbers look like against today’s conditions. You can start that with my home valuation page.

I’m the Broker at Uncommon Highland Lakes Realty, and I also train other agents nationally on pricing and negotiation strategy, which means the read I give you on timing comes from watching this market closely, not from a generic seasonal script. You can see more about how I approach the Marble Falls market specifically on my market expert page.

There’s no universal answer to whether now is your time to sell. But there is a right answer for your specific home and situation, and I’m glad to talk through it with no pressure attached.
