What I’ve seen change here
Marble Falls didn’t incorporate as a city until September 2005, and the town has roughly doubled in size since. I’ve watched neighborhoods fill in, watched the market swing from a multiple-offer frenzy to the slower, more price-sensitive conditions sellers are dealing with now: homes taking longer to sell, price reductions common across active listings. That history is useful specifically because pricing a home correctly requires knowing today’s numbers and how this particular market tends to move.
How I actually approach a listing
I tell sellers the truth about pricing, even when it’s not what they want to hear. In a market where a large share of listings are getting price-cut after the fact, I’d rather have the harder pricing conversation up front than watch a home sit and lose leverage. I also handle the disclosure paperwork carefully. On a property near the water, that often means questions about septic systems, well water, prior flooding, and any dock or bulkhead permitting history, and getting those answers right protects you after closing, not just before it.

Negotiation as part of the job, not an afterthought
