Beaver Island is a small, distinct community of 41 homes on a private island in Lake LBJ, reached by a causeway rather than a standard street grid. It’s a different kind of Granite Shoals property than the sections built on the mainland: custom-built waterfront estates, many with private docks, on a compact island footprint where nearly every home has direct lake frontage.

What’s Actually There
Homes on Beaver Island are custom-built, generally larger and more upscale than what you’ll find in Granite Shoals’ mainland sections, and orientation matters here since the island has both north-facing and south-facing shoreline. Several third-party Texas HOA directories list a Beaver Island Homeowners Association; we weren’t able to confirm current dues or governance details from a primary source, so verify HOA status directly during due diligence rather than assuming a specific fee.
Location
Beaver Island sits in the Highland Lakes region of the Texas Hill Country, roughly 45 minutes northwest of Austin and about 90 minutes north of San Antonio. Its causeway connects the island to the rest of Granite Shoals, keeping it close to town while still feeling separate from it.
