Receiving Lowball Offers on Horseshoe Bay home

A lowball offer on your Horseshoe Bay home isn’t automatically an insult, and it isn’t automatically something to reject on principle either. It’s a data point, and how you respond to it should depend on what’s actually behind the number. Why Lowball Offers Show Up More in a Market Like This

Horseshoe Bay’s buyer pool leans heavily toward second-home owners, retirees, and out-of-state relocations connected to Horseshoe Bay Resort, and many are paying cash or financing with a jumbo loan rather than working within the tighter budget constraints of a first-time buyer. That combination sometimes produces offers that test how firm a seller is, especially on golf-course or waterfront listings where buyers know there’s a limited pool of comparable inventory and figure it’s worth a shot. It’s also a market where pricing mistakes are common, a golf-course home compared against the wrong comp set, or a waterfront listing priced without accounting for dock condition, and a lowball offer sometimes shows up specifically because a buyer’s agent has spotted that mismatch.

How to Tell a Serious Offer From a Fishing Expedition

An offer that comes in 15 to 20% or more below a well-supported asking price, with no inspection contingency waiver, no pre-approval or proof of funds attached, and no explanation, is usually a test rather than a genuine starting point. A lower offer that comes with strong financing, a fast close, or a specific, documented reason (a comp the buyer’s agent pulled, or a real condition issue) deserves a real look, even if the number stings.

What I Actually Do With a Lowball Offer

First, I check it against real closed comps in your specific Horseshoe Bay category, whether that’s Applehead Island waterfront, a Summit Rock or resort golf-course home, or an off-water property, because the right response depends on whether your asking price is actually well-supported or was optimistic to begin with. If the comps back you up, I respond with the data, not just a flat rejection, so the buyer’s agent understands exactly why the number doesn’t work. If a modest counter makes sense to keep a genuinely interested buyer engaged, I’ll tell you that. If the offer looks like a test with no real backing, sometimes the right move is a firm, professional decline with an invitation to come back with something serious, rather than a counter that signals you’re negotiating against yourself.

When to Hold Firm and When to Move

Holding firm makes sense when your pricing is genuinely supported by recent comps and your home hasn’t been sitting long enough to suggest the market disagrees with you. It makes less sense if the same “lowball” number keeps showing up from multiple buyers, that’s usually the market telling you something the listing price isn’t. I’ll give you that read honestly rather than telling you what’s easier to hear, because sitting on principle while comparable homes sell around you costs more than a strategic counter would.

Patience Has a Limit

It’s reasonable to wait for a better offer if your home is fresh on the market and priced correctly. It’s a different situation if your home has already been sitting for a while, in which case a low offer might be closer to real market value than you’d like, and continuing to wait can end up costing more than accepting a fair, if disappointing, number.
