Marble Falls isn’t a single market: lakefront property near Lake Marble Falls and Lake LBJ prices differently than homes in established in-town neighborhoods or newer subdivisions further out. Texas is also a non-disclosure state, so public tax records and automated home-value sites are frequently wrong here; pricing has to come from actual MLS comparables. Step Three: Marketing That Reaches the Right Buyer

Professional photography, accurate MLS data, and getting the listing in front of buyers who are actually looking in Marble Falls, not just anywhere in the Hill Country, matters more than volume of exposure. A lakefront listing and an inland listing need different marketing angles because they’re competing for different buyers.

Step Four: Negotiating Through Option Period and Appraisal

Once an offer comes in, Texas’s option period gives the buyer a window to inspect the property and potentially renegotiate. If they’re financing, the lender’s appraisal is the next hurdle.
