Selling a home in Horseshoe Bay involves a few extra steps that don’t come up in a typical suburban sale, mostly because of how the town is built. It grew up around Horseshoe Bay Resort on the south shore of Lake LBJ, which means what you’re selling usually falls into one of a few very different categories: a guard-gated waterfront estate, a golf-course home, or an off-water property outside the gates. Here’s how I approach each stage of the process, and where sellers in this market most often get tripped up.

Pricing: Comps Have to Match the Category

Applehead Island’s guard-gated deep-water estates, Summit Rock’s elevated golf-course homes, properties along the resort’s Slick Rock, Ram Rock, and Apple Rock courses, and off-water interior homes are genuinely different products, and pricing one against the wrong comp set produces a number buyers won’t take seriously. Prep: Get the HOA Paperwork Handled Before You List

There are roughly two dozen separate homeowners associations across the Horseshoe Bay zip code, each issuing its own resale certificate with its own fees and restrictions on things like dock specs and golf cart access. I pull your resale certificate before we go live so buyers see it during showings, not three weeks into a contract when it’s more likely to cause a delay or a renegotiation. If you’re on the water, I also confirm your dock’s permitting status with the LCRA, since Lake LBJ holds a constant level year-round rather than rising and falling like most of the other Highland Lakes, which changes how a survey should be read.

Marketing: Speak to the Buyer Who’s Actually Shopping

Horseshoe Bay’s buyer pool leans heavily toward second-home owners, retirees, and out-of-state relocations connected to the resort, and showing activity tracks the lake and golf seasons more than it does in a typical primary-residence market. That means the marketing has to tell the right story for your property, water access and dock details for waterfront, amenity and course access for a golf-course home, or the lower-cost, lower-restriction case for an off-water listing, rather than one generic pitch applied to every home.

Negotiating and Closing

Once offers arrive, I evaluate more than the number: financing terms, contingencies, and closing timeline, since a cash buyer, a jumbo-financed buyer, and a relocating family on a deadline all need to be negotiated with differently. Title work and survey review tend to take a little longer here given the waterfront and HOA layers, so I build that into the closing timeline up front rather than promising a date that doesn’t hold up.
